Mallorca is the main island of the Balearic Islands with its capital at Palma. There are frequent flights to the islands, both scheduled and charter, from many airports in the UK.

Palma is abundant with a variety of real estate, from large villas to studio apartments, and newly-built townhouses to old seignorial manors. Spanish Property Taxes For Non-Residents

The following tables explain the taxes that non-residents are obliged to pay to the Spanish tax authorities as a consequence of owning property in Spain.

INCOME TAX FOR NON-RESIDENTS WHO DO NOT RENT OUT THEIR PROPERTY (STANDARD DECLARATION)

You pay this version of income tax in Spain if the following conditions apply: 1) You do not reside in Spain, 2) You own property in Spain, 3) The property is exclusively for personal use and you do not rent it out, 4) You have no other source of taxable income in Spain. Although you do not earn an income from the property, in the eyes of the Spanish tax authorities you still derive a benefit from owning a property in Spain and therefore have to pay an imputed income tax.

Everyone who owns property in Spain (residents and nonresidents alike) has to pay an annual wealth tax based on the net value of their assets in Spain after permitted deductions, such as mortgages. This tax is collected by regional governments.

If you 1) do not reside in Spain 2) own property in Spain and 3) rent out your property, you have to pay income tax on the rent instead of the imputed tax described above. (If you rent out your property to a Spanish company the company will deduct tax at source and pay it to the tax authorities. Under these circumstances a nonresident is not obliged to present the forms 210 or 215.)


Introduction to off plan property in Spain
Of the approximately 700,000 new properties started in Spain during 2004, many of them on the Spanish costas, the vast majority will have been sold off-plan. And a recent study by Barclays Bank found that the British acquired 25% of all new Spanish costal properties.

Spanish developers like to sell off plan as it reduces their risks and enables them to finance part of the project with someone else's money. Agents like to sell off-plan Spanish property as developers often pay juicy commissions - though this varies significantly by region - and one professional supplier offers many properties, which reduces costs. Off-plan sales also make it easier for agents to take the commission and run, not having to worry about the irksome needs of a buyer who takes possession many months later. Estate agents in Spain particularly like selling off-plan 'investments' to naïve amateur speculators as it's the easiest sale in the business (make some claims about guaranteed high-returns and bang, your in.)

But what's in it for the buyer? Why the enormous popularity of buying off-plan property in Spain? There is no doubt that a significant proportion of foreigners buying off-plan property in Spain are amateur speculators looking to make a risk-free, high-return killing by selling on the purchase contract before completion (the game is up on this one by the way). Even so 30% or more of foreigners looking for a holiday home in Spain plan to buy off plan. Though the idea of committing hundreds of thousands of Euros on the basis of plans and specifications will unnerve buyers who would rather see a finished property before handing over the dinero, a large minority are more than happy to do so. For them, it would seem the advantages outweigh the disadvantages.


Buying Spanish property - visiting the notary

Who or what is a Spanish notary?

The notary is one of the key figures of traditional Spanish society, along with others notables such as the doctor and the priest. But whilst the standing of the clergy in Spain has taken a bit of a beating in recent decades, Spanish notaries continue to enjoy a prestigious position in society, not to mention a privileged revenue stream guaranteed by law.

Though they earn their fees from private individuals and companies, notaries are essentially public officials who play a neutral role in drafting and witnessing many types of contracts in Spain. Their job is to ensure that both parties to an agreement understand the terms of the contract, that the terms of the contract do not contravene any laws, and to ensure that the appropriate taxes generated by the transaction are paid.

Majorca or Mallorca, whatever way you prefer to spell it, and whatever way you wish to pronounce it, is the largest of Balearic Islands, and along with its sister islands of Menorca and Ibiza, lies in the Mediterranean Sea off the south east coast of mainland Spain. Flying time most UK airports is around 2 - 2.1/2 hours and on arrival local time is 1 hour in front of GMT. The first recognisable landmark on the final approach before landing will be the magnificent 14th Century Gothic cathedral at nearby Palma, and the sight of it from the air never ceases to take your breath away. Son Sant Joan, which is the main tourist airport, is a large modern facility, and is located in the south of the island just outside the capital Palma. However, when flying out from the island please be aware that the departure gates are a considerable distance from the check in desks, so be warned, allow plenty of time for the walk to the aircraft!

Once you have cleared Customs Control and collected your luggage, there are always large numbers of taxi waiting outside of the arrivals hall, although during busy periods you should also be prepared to stand and wait your turn in a queue for the next one to become available. Taxis on Majorca do represent good value for money by European standards, and can instantly be recognised as being the large eggshell/white cars with a green light on the roof. One thing that you should be aware of is a standard taxi on the island is only licenced to carry a maximum of 4 passengers plus a "reasonable" amount of luggage, so for larger groups of travellers, or those with special needs, it is our recommendation to make provision for a pre-booked taxi to be waiting for you at the airport, and clearly specify at the time of booking that a larger, or specially adapted, vehicle is needed for the journey.

As a generalisation, the resorts on the islands south coast are the more lively and perhaps more suited for groups of young singles, or those seeking an active nightlife.
